New York Local SEO Company for Service Businesses

Moha is a New York local SEO company for service businesses in New York City, Brooklyn and Buffalo. We run the Google Business Profile, the reviews, the neighbourhood pages, the technical work and the links, and we report on calls and booked jobs rather than rankings. New York holds the largest local market in the country and it is losing people, so here every customer you win comes from a competitor.

Thank you. We have your details and will send the audit back shortly.

Free, and no call required. We send back what we would fix first in your borough.

Where customers find you

Three places New York customers find a business, and how our SEO covers each

Somebody in Park Slope needs an electrician tonight. They will not scroll, they will not call a number from Manhattan, and they will not read your about page. They look at three businesses on a map, glance at what is underneath, and increasingly read an AI summary that has already narrowed it down. Winning in New York means being the right answer on all three surfaces in one neighbourhood at a time.

01 · Local

The Map Pack on Google Maps

Three businesses, one map, and where almost every "near me" search ends. Google ranks them on relevance, distance and prominence. In a city this dense, distance is measured in blocks rather than miles, which means the Map Pack changes several times within a single borough. That is a problem and an opportunity at once.

02 · Organic

The organic search results

Below the map, search engine optimization in the classic sense decides it: keyword research, on-page SEO, technical SEO, content and backlinks. Organic traffic is how a Brooklyn business reaches somebody searching in Queens, and it is the only surface where being more useful beats being nearer.

03 · AI answers

AI Overviews and ChatGPT

AI Overviews and assistants such as ChatGPT answer a large share of questions before anyone clicks. Google states there are no special requirements to appear in AI Overviews: be indexed, be eligible for a snippet, be genuinely helpful. In the most crowded market in the country, that quietly favours substance over budget.

What we do

Local SEO services in New York, and what each one actually does

Ten services, run by one team every month: local SEO and your Business Profile, keyword research, on-page SEO, technical SEO, content strategy, link building, citations, review management, AI search and reporting. You are buying the work and a monthly report of what it produced, not a login.

Take one on its own or run several together. Most New York businesses start with local SEO, because in a market with 541,313 employer businesses and a falling population, converting more of the searches already happening around you is faster than trying to create new ones.

01

Local SEO and Google Business Profile optimization

The profile is what appears in the Map Pack and on Google Maps, so it earns attention first. We choose the categories that match the work you want most, complete every service and attribute, add photos of real local jobs, publish posts and keep hours accurate.

New York adds a wrinkle most states do not have: the service area matters less than the pin. Google allows up to 20 service areas within about two hours' drive, which in the city covers all five boroughs and most of Long Island. Listing them is trivial. Ranking three blocks away is the actual work.

02

Keyword research for New York boroughs and services

Keyword research in New York is really borough and neighbourhood research. Nobody in Bay Ridge searches for New York, they search for Bay Ridge, and the borough is the level at which people actually think about where they live. A page aimed at the whole city speaks to none of them.

That pattern repeats down to the neighbourhood. The result is a keyword map, the backbone of your SEO strategy, that ties every service you offer to the places your customers actually name and assigns one primary query per page, so your Brooklyn page and your Manhattan page are aimed at different searches instead of quietly competing.

03

On-page SEO for service and location pages

On-page SEO makes a page unmistakably about one thing. We write titles, headings and meta descriptions from the keyword map, answer the question in the opening sentence, and mark each page up so search engines read it the way a person does.

New York has the hardest version of the location page problem anywhere. Brooklyn is a borough of New York City, so a page about each is a page about the same municipality, and only genuinely different content separates them. Ours are built from different neighbourhoods, different service areas and different reviews, because anything less gets collapsed into one result.

04

Technical SEO: speed, mobile, crawling and schema

Technical SEO is the part nobody sees and everybody is judged on: Core Web Vitals, mobile layout, indexing, redirects, broken links, sitemaps and structured data. We measure on real devices on real networks, which in New York means underground and on a crowded cell.

Multi location and franchise brands lose the most here, and New York is full of them. Each location needs its own LocalBusiness markup pointing at its own profile and its own page, or Google consolidates them and the smaller branch disappears from the map without any warning.

05

Content strategy and content marketing in more than one language

Search engines rank the page that answers the question best, so our content strategy starts from what your customers ask before they buy: what the building requires, how long the work takes, whether you deal with the co-op board. Those answers become service pages, neighbourhood pages and guides that earn organic traffic and leads.

Language matters more here than in most states. 30.9% of New Yorkers speak a language other than English at home and 22.8% were born abroad, spread across Spanish, Chinese, Russian, Bengali and more. We write real pages in the languages your own customers use rather than machine translations.

06

Link building and off-page SEO with New York sources

Backlinks remain one of the strongest authority signals, and the useful ones for a local business are local and specific: your borough chamber rather than a statewide body, the trade association you already belong to, BID and neighbourhood association pages, supplier directories, and local press when you have something genuinely newsworthy.

New York has more genuinely local publications than any market in the country, right down to individual neighbourhoods, and most contractors never approach one. We do not buy links or use networks that put your site at risk.

07

Local citations and NAP consistency

Citations are listings of your business name, address and phone number across directories and data sources. When they disagree, both customers and search engines discount you. We audit and correct them against your state registration so every listing tells one story.

For home improvement work in the five boroughs the licence number goes into every directory field that allows one. New York City requires a Department of Consumer and Worker Protection licence for home improvement work costing more than $200, which is the lowest threshold of any market on these pages, so almost every job is covered.

08

Review management

In a market with half a million employer businesses, the review profile is often the only thing separating you from the next three results. We set requests to go out as each job closes, reply to every review in your voice and in the language it was written in, and flag the ones that need you personally.

Reviews that name the neighbourhood do double duty in New York, because the neighbourhood is how people search. A review that says Williamsburg or Astoria is local SEO work by itself. Review management is also available on its own, as managing reviews as a service by itself.

AI search optimization for AI Overviews and ChatGPT

Ask an assistant for a plumber in Bed-Stuy and it will name two or three without showing a results page at all. Moha is an AI powered digital marketing agency, so this is part of the SEO work rather than an upsell. There is no submission form and no setting, and anyone selling one is guessing.

What an AI answer needs is a business whose facts agree everywhere, pages that answer in the opening line, local detail that exists nowhere else, and a reputation it can verify. That is the same work that wins the Map Pack, aimed one step further along. One of our clinic clients is named inside the AI results.

SEO reporting you can act on

When the population is falling, the only honest measure of progress is whether you took share. Our reports show calls from Google, direction requests, form fills and booked jobs, split by location, alongside where you sit against the businesses that were beating you when we started.

For a business with a Manhattan shop and a Brooklyn shop, that split is the whole report, because an average hides which borough is carrying the other. Rankings and organic traffic appear as the explanation, not the headline, and anything failing is named on the first page.

Work you can check

Local SEO results you can verify

New York has more agencies per square mile than anywhere in the country and most of them will show you a chart. A chart is not evidence. Ask which tool produced the number, which dates it covers, and whether the client was in a market anything like yours. Our case studies answer all three, and these are the ones built on local and programmatic SEO.

New York markets

Local SEO in New York: two of our pages are inside the same city, the third is 292 miles away

New York gives us both extremes on one page. New York City and Brooklyn are 4 miles apart and Brooklyn is a borough of New York City, so they are legally the same municipality and practically two different search markets. Buffalo is 292 miles away, further than Houston is from Dallas, with its own economy, its own competitors and its own costs.

The downstate problem is not distance, it is identity. Somebody searching in Brooklyn will not accept a Manhattan answer, and Google knows it, so the borough behaves like a city even though it is not one. Two pages covering the same municipality only survive if they are genuinely built from different ground: different neighbourhoods, different service areas, different reviews and different internal links.

Underneath all of it, the market is shrinking. New York State lost 1.0% of its population between 2020 and 2025, the New York metro is down 143,138, New York City itself is down 327,522 and Brooklyn alone is down 118,665. There is no newcomer wave here. Every customer you gain came from somebody who had them last year, which puts the weight on reviews, response speed and conversion rather than on publishing volume.

Local SEO in New York City

Population 8,478,072SoHoHarlemthe Upper West Side

New York City has 8,478,072 residents and has lost 327,522 of them since April 2020, the largest fall of any city on any of our state pages. That is the strategic fact here: the biggest local market in the country is shrinking, so every customer you win came from a competitor. SoHo, Harlem and the Upper West Side are three different markets inside one city, and a search from the Financial District rarely returns the businesses that win in Gramercy Park. We build Manhattan work around the handful of neighbourhoods you can genuinely service, because nobody wins New York City as a whole.

What Google's service area rules mean in practice

  • Up to 20 service areas, listed as cities or ZIP codes, not a radius.
  • About two hours' drive is the outer limit of the whole area.
  • Hide the address if customers never come to you.

A Brooklyn contractor can list all five boroughs and most of Nassau County without breaking any rule. Whether that listing does anything is a different question, and in the city it usually does not, because proximity is decided in blocks.

The rule that trips up expansion: no virtual offices

Google's guidelines for representing your business require a real location, staffed during business hours. A mail drop in a second borough does not qualify, and it is the single most common reason a New York listing gets suspended, because the temptation to plant a pin in Manhattan is enormous.

Other New York markets we serve

The three markets above each have a published plan of their own. As a local SEO agency in New York we also work with businesses across the rest of the state. Queens, the Bronx and Staten Island are each larger than most American cities and none has a page here yet, and Albany is the only New York metro that grew since 2020. The free audit looks at your own market, whichever it is.

If you also serve markets outside New York, the Washington corridor behaves most like it, and local SEO in California is the only other state with this density of language.

Who we work with

SEO for New York industries where one customer is worth thousands

SEO pays best where a single job is worth more than a month of marketing, which is where a local SEO agency in New York earns its fee. Construction is the clearest case in this state: 50,748 small firms with employees, and 89.4% of all construction jobs sit inside them, the highest share of any state on these pages, according to the SBA's 2025 New York profile. Real estate is unusually large too at 30,089 small employers with 78.2% of that industry's jobs, which is what you would expect in a state where only 54.3% of homes are owner occupied.

Home improvement SEO in New York

New York housing is old, expensive and mostly rented, so the work is renovation rather than new build, and the customer is often a co-op board or a landlord rather than a homeowner. The searches reflect that: people look for a contractor who has worked in their building type and their neighbourhood before. New York City requires a Department of Consumer and Worker Protection licence for home improvement work costing more than $200, the lowest threshold on any of our state pages, so effectively every job is licensed work. We put the licence number on the site and in the profile description, and build project galleries by neighbourhood, because a pre war Upper West Side kitchen and a Williamsburg loft are different searches and different buyers. Our home services page covers the multi trade version of the same problem.

HVAC and plumbing SEO in New York

Steam heat, old risers and hard winters make these the most urgent searches any New York trade gets, and they arrive on a phone from somebody who will call whoever appears first. Summer brings the other half of the work, because window units and ageing central systems fail in the first heat wave. We build these profiles for emergency intent: accurate hours including out of hours availability, a complete service list, and honest coverage. In the city the winning move is usually narrower rather than wider, because a plumber who genuinely covers three neighbourhoods well will beat one claiming all five boroughs. It is the same principle behind our SEO for plumbers: fewer, truer pages beat a long list.

Property and building services SEO in New York

This tab exists because New York's real estate sector is unlike anywhere else on these pages: 30,089 small employers with 78.2% of the industry's jobs inside them. Property managers, building maintenance, cleaning contractors, elevator and facade firms all sell to the same small group of decision makers. The buying process is different, so the SEO is too. The Map Pack matters less, capability pages and compliance credentials matter more, and the searcher is often looking for a specific local law or inspection requirement rather than a trade. We build around how the work is actually procured and keep the Business Profile accurate for the searches that do happen locally. For the agents and brokerages on the other side of it, we set out why the portals hold the listing searches.

Law firm SEO in New York

Personal injury and family law are the most expensive local categories in the country and New York is the most expensive place to compete in them. One signed matter can be worth more than a year of marketing, which is why national firms with television budgets bid on these terms. We have written up SEO built for law firms and how a regional firm wins anyway. New York firms advertise under the Rules of Professional Conduct on attorney advertising, which reach a firm's website and online content and are stricter than most states about testimonials and claims. Our law firm SEO keeps one profile per real office, uses the firm's true name without added keywords, and builds practice area and neighbourhood pages that stay factual. Review replies never discuss a matter.

Dental and medical SEO in New York

Health care has 42,821 small employers in New York and a patient in Manhattan can walk to a dozen practices. The decision comes down to recent reviews, an appointment this week, whether you take their insurance, and increasingly whether somebody at the desk speaks their language. Multi office groups lose the most ranking, always the same way: one profile carrying several addresses, or treatment pages listing services a given office does not provide. Each location gets its own profile, hours, booking link and page. Where the front desk answers in Spanish, Mandarin or Russian, the pages and the review replies should too. No reply we write confirms that a named person is a patient. We set out what a practice can publish about a patient on the dental page.

Med spa SEO in New York

Manhattan and Brooklyn are among the most competitive med spa markets anywhere, which makes generic treatment pages worthless. Customers compare before and after results, reviews naming a specific treatment, and the credentials of the person holding the device. We build treatment pages with honest descriptions and realistic outcomes, use before and after photography only with written permission, keep each location's service list aligned with what it genuinely offers, and time review requests for when results are visible. In this category the fastest gains usually come from conversion rather than ranking, because the traffic is often already arriving.

Only in New York

New York rules and conditions that shape your SEO

Three things make New York different from any other state we work in, and the first one is a problem no other state on this site has at all.

Brooklyn is not a city, and search does not care

Every other duplication problem we have solved involved two separate municipalities. Rockville and Gaithersburg are 4.9 miles apart but they are two towns. New York City and Brooklyn are 4 miles apart and they are one city, because Brooklyn is Kings County and a borough of New York City. On paper there is one place. In search there are two, because nobody in Bed-Stuy types New York City.

That makes the separation harder and more important. Both pages have to describe the same municipality without describing the same thing. Ours split on neighbourhoods, on the kind of building, on the kind of customer and on the reviews attached to each. Get it wrong and Google shows one page for both queries, and usually it picks the one you care about less. On its own, Brooklyn would be the fourth largest city in the United States, which is the simplest way to explain why it needs its own page at all.

The numbers behind it

New York City 8,478,072 residents, down 327,522 since April 2020. Brooklyn, as Kings County, 2,617,631, down 118,665. Both figures are Census Bureau estimates for July 2024 against the 2020 census base.

Queens, the Bronx and Staten Island are each larger than most American cities and none has a page from us yet. That is the obvious next expansion, and it is the same problem again, three more times.

What "licensed" means changes at the city line

New York has no single statewide contractor licence. Licensing happens locally, and the rules change as you cross a county boundary. Inside the five boroughs, any contractor doing home improvement work costing more than $200 needs a licence from the Department of Consumer and Worker Protection. That is the lowest threshold on any of our state pages: California's licence requirement starts at $500, and Texas has no general contractor licence at all.

For SEO this matters in a way most agencies miss. A customer in Brooklyn is checking a DCWP number, a customer in Westchester or Nassau is checking a different county register, and a business that serves both needs both stated plainly. We put the relevant number on the site and in the profile description, never in the business name, because Google requires the name you use in the real world.

Worth knowing

At a $200 threshold, effectively every home improvement job in New York City is licensed work. If you are bidding jobs in the five boroughs without a DCWP licence, no amount of SEO is the right next investment.

Check the requirement with the Department of Consumer and Worker Protection before relying on it. This page describes how we handle it in your content, not legal advice.

The most multilingual market on any of these pages

30.9% of New Yorkers speak a language other than English at home and 22.8% were born outside the United States. That is higher than Texas and Florida, and unlike them it is not concentrated in one language: Spanish, Chinese, Russian, Bengali, Haitian Creole and Yiddish all have neighbourhoods where they are the default.

That turns language from translation into targeting. A contractor who genuinely works in Sunset Park or Brighton Beach and says so in the right language is competing in a far emptier search market than one chasing the English head term. We look at which languages your own reviews and calls already use, build real pages in the two or three that matter, and reply to every review in the language it was written in. We never create a second Business Profile for a second language: one business has one profile, and a duplicate puts both at risk.

Worth knowing

Not every New York business needs this, and almost none needs five languages. A Buffalo roofer probably does not. A dental practice in Flushing or a contractor in Sunset Park almost certainly should not stop at English. The audit checks your own reviews and call logs before we recommend anything.

Why Moha

Why New York businesses choose Moha as their local SEO agency

Most agencies sell rankings. In a market with 541,313 employer businesses and a falling population, a ranking that does not change a decision is worth nothing, so we run the whole job and measure it in calls and booked work. You get SEO experts and a dedicated strategist, AI doing the repetitive work, and nothing to manage yourself.

Replying to reviews, from Google itself

When four competitors sit on the same avenue and all of them have four and a half stars, the replies are what a customer reads next. They are also the part owners skip most often. This short video from Google's own help channel shows how replies work on a Business Profile. We handle them for our clients in whichever language the review was written in.

Questions

New York local SEO questions business owners ask

Collected from what owners ask on Quora, in Google's own Business Profile community and on the Local Search Forum, and from the questions people type into Google.

With Moha, local SEO services in New York start at $3,000 a month on the Launch plan and $4,800 a month on the Growth plan, with custom pricing for multi location businesses. Cheaper offers exist on every block. The difference is what happens each month: a few hundred dollars buys listing updates and a report, not keyword research, content, links and review management run together by people who talk to each other.

Yes, if you genuinely serve it. Administratively Brooklyn is a borough of New York City, but search treats it as its own market because customers do: somebody in Bed-Stuy types Brooklyn, not New York City, and will not accept a Manhattan business as the answer. What you must not do is publish two pages saying the same thing with the borough name swapped, because Google will treat them as duplicates and show one.

Regular SEO tries to rank a page for a search wherever it happens. Local SEO tries to get a business chosen by somebody nearby who is ready to call, using different levers: the Google Business Profile, reviews, citations, service areas and pages built around a place rather than a topic. In New York the gap is stark, because proximity does more work here than anywhere else in the country: in a dense borough the competitor four blocks closer to the searcher beats you by default.

It is worth more, not less. When the number of customers is shrinking, the only way to grow is to be chosen ahead of somebody else, which is precisely what local SEO changes. New York job values are among the highest in the country, so the arithmetic tends to work faster here than the competition suggests. Use the calculator above with your own numbers before deciding.

Yes. One shop, one van, one dentist: the Launch plan exists for exactly that. The only businesses we turn down are the ones the arithmetic does not work for. A $200 average job with a one in ten close rate needs an implausible number of extra calls before a $3,000 retainer makes sense, and we would rather say that in the audit than take the money for six months.

A good local SEO company in New York researches how your customers search, fixes your site so Google can read and trust it, keeps your Business Profile complete and active, builds reviews, citations and backlinks, publishes content that answers real buying questions, and reports the calls and jobs it produced. The ten services listed above are exactly what we do, every month, for every client.

Profile and citation corrections can show within weeks. Manhattan and Brooklyn are among the most contested local markets in the world and competitive trades usually need several months of steady reviews, content and links before rankings move substantially. Buffalo moves considerably faster, with far fewer businesses fighting over the same queries.

Ask for results you can verify, named tool and date range included. Ask exactly what happens each month and who does it. Ask who will own your Business Profile, website and analytics. And if you work across boroughs, ask how they will stop your own pages competing, because an agency that has not thought about that will quietly cost you one of them.

You can list all five as service areas without breaking any rule, and it will do very little. Google weighs distance from the searcher, and in New York that is decided in blocks rather than miles, so a pin in Queens will not win in Staten Island. Winning several boroughs properly needs a real, staffed location in each, with its own profile and reviews.

Yes. Hide the address, list up to 20 service areas within about two hours' drive, and you can appear in the Map Pack normally. Proximity still applies, so you rank most easily near your base. In the city that is the whole game: a service area business six blocks from the searcher beats one across the bridge far more often than either would like.

You. Not the agency, not the web developer, not the nephew who set it up in 2019. Put your own Google account on the profile as primary owner and add everyone else as a manager. In a city where a mature profile with a decade of reviews is worth more than the van outside, handing that asset to a third party is the single most expensive mistake on this list, and the Local Search Forum is full of owners who found out the hard way when they tried to switch.

It disappears from the Map Pack and your reviews can go with it until it is reinstated. Most suspensions follow a guideline breach: keywords in the business name, an address that is a mail drop rather than a staffed location, or duplicate listings created to cover more boroughs. New York businesses hit the second one most, because a Manhattan address is worth so much that the temptation is obvious.

Start with the free work, honestly. Fill the profile in properly, ask for a review after every job, and make your details match everywhere. In New York that alone will move you, because a surprising number of your competitors have not done it. Beyond that, a freelance SEO consultant is right for one bounded piece of work such as a migration. An agency is right when five things have to happen every month, in step, across two boroughs, and none of them is your job.

Nobody can, and you should walk away from anybody who says otherwise, because there is no form to fill in and no box to tick. Google's own documentation is explicit that appearing in its AI features needs nothing beyond being indexed, snippet eligible and genuinely useful. So the work is the unglamorous kind: your address and hours identical everywhere they appear, the answer in the first sentence rather than the fourth paragraph, and enough real reviews that an assistant has something to stand on.

No. A guarantee is a tell: Map Pack results move with where the searcher is standing, and in New York that changes within a single avenue. Two people three blocks apart can see different businesses for the same words at the same moment. We guarantee the work and report the outcome that pays you, which is calls and booked jobs.

It depends where you work, because New York has no single statewide contractor licence. Inside the five boroughs, home improvement work costing more than $200 requires a Department of Consumer and Worker Protection licence, the lowest threshold on any of our state pages. Other counties run their own registers. We treat your website and Business Profile as advertising and put the relevant number on both. Check the requirement with the licensing body for your county before relying on it.

Send your website and we will look at your Business Profile, reviews, citations and the businesses currently winning your searches, then send back the few things we would fix first. Before you send it, you may want to read what usually goes wrong in local search, or, if paid search should run alongside it, how SEO and PPC feed each other.

Thank you. We have your details and will send the audit back shortly.
