Plumbing SEO Services for the Emergency Call and the Planned Job

Plumbing SEO services have two jobs that pull in opposite directions. A homeowner with water coming through the ceiling picks the nearest plumber who is open and answers, in about the time it takes to find the stopcock. A homeowner replacing a water heater reads for days before calling anyone. We build for both: a profile and phone line that win the emergency, job pages that win the planned work, and, in Texas, the master plumber's licence number wherever the state's rule says it has to be.

Thank you. We have your details and will send the audit back shortly.

Free, and no call required. We check both kinds of search, and your licence display.

The thing that shapes every plumbing site

A burst pipe and a new water heater are two different searches

Most plumbing SEO services treat every customer as an emergency, or every customer as a researcher. The work divides cleanly between the two, and each is won somewhere different.

The emergency is won on the map and the phone

Somebody searching emergency plumber near me at eleven at night is not reading anybody's website. They look at three names in the map pack, check the stars, and call the first that says it is open. What wins is the Google Business Profile: the right primary category, honest hours, a service area that covers them, recent reviews, and a phone that is answered by a person.

That last part is where most of the money is lost. A plumbing company that ranks first and lets the after hours line go to voicemail has paid for the ranking and handed the job to the second listing. We put call tracking on the profile so you can see exactly how many of those calls were missed, by hour. If most of them come at night, Moha's AI receptionist can answer them and pass the burst pipes to whoever is on call.

Hours that tell the truth

If you say you are open around the clock, the phone has to be answered around the clock. A profile that claims to be open and a voicemail that says otherwise earns the one star review that sits under your name for years. If your emergency service runs to midnight, say midnight.

Worth checking tonight

Ring your own number at ten in the evening from a phone the office does not recognise. Whatever happens next is what your best ranked search sends to a customer with a flooded kitchen.

The planned job is won on the page

Water heater replacement, repiping an older house, a sewer line, a bathroom rough in for a remodel: these are researched. The customer reads about tank against tankless, wonders whether the old galvanised pipe really has to go, and wants a price range before they will let anybody into the house. The plumbing company whose page answers those questions honestly is the one that gets the call.

These jobs are also where the margin is. A blocked drain is valuable because there are many of them; a repipe or a sewer line replacement can be worth as much as dozens of drain calls. A site with one page called Services, listing twelve things in a sentence each, gives Google nothing to rank for any of them.

And the drain in between

Drain cleaning sits between the two. Some of it is an emergency, a backed up main line with sewage on the floor, and some is planned, a slow kitchen sink that has been getting worse for a month. The page has to serve both: a phone number at the top for the first customer, and an explanation of camera inspection and what it costs for the second.

What a planned job page needs

The options, your honest price range, what is included, whether a permit is involved, the warranty, and photographs of jobs you have actually done.

The rule most plumbing sites in Texas break

In Texas, the master plumber's licence number belongs in every ad

The Texas State Board of Plumbing Examiners' rule on displaying the responsible master plumber's name and licence number, 22 Texas Administrative Code 367.10, reaches further than most plumbing companies realise.

Where the master plumber's licence number has to appear in Texas WHEREWHAT 22 TAC 367.10 REQUIRESTHE DETAILEvery advertisementThe RMP's licence number, in any mediumIncluding cards, flyers and coupons, 367.10(c)Service vehiclesLicence number and company name, both sidesAt least two inches, preceded by M, MPL or RMP, (a)Proposals and invoicesFirst page, at least 12 point typeRMP name and number, and the Board's details, (b)ExemptSigns at your permanent locationPlus clothing, and listings you do not control or edit
Source: 22 Texas Administrative Code 367.10, Display of RMP Name and License Number, read October 2026. Paraphrased; read the rule itself before relying on it.

What the rule says about advertising

Advertisements designed to solicit plumbing business must state the licence number of the company's responsible master plumber, whatever the medium, and the rule names business cards, flyers and referral coupons among them. Texas law goes further still: under the Occupations Code, a business may not advertise plumbing at all unless it has a responsible master plumber behind it.

A plumbing company's website exists to solicit plumbing business, and so do its Google Business Profile, its posts and its paid ads. None of them appears among the six exemptions. Our reading, which is not legal advice, is that the number belongs on all of them, and it costs nothing to put it there.

The six exemptions, and the one that changes

The rule exempts national or interstate television advertising and franchisor internet advertising, provided each says local licence numbers are available on request; advertising with no visual element, such as radio, with a similar statement; promotional items of nominal value such as caps and uniforms; signs on or beside the permanent business location; and telephone book listings or third party aggregated information that the company does not control or edit.

That last one matters for SEO. A directory listing somebody else compiled is exempt. A directory listing you have claimed and edited is arguably no longer something you do not control, so when we build citations we add the licence number as we go. Ask any plumbing SEO company you talk to whether it checks this; it is the first thing a competitor reporting you would look for.

Also in the rule

Service vehicles carry the licence number and company name on both sides, in letters at least two inches tall, preceded by M, MPL or RMP.

Proposals, invoices and contracts show the master plumber's name and number and the Board's contact details on the first page, in at least 12 point type.

Other states with rules that reach your website

Texas is the most detailed, but not the only one. California's Business and Professions Code section 7030.5 requires a contractor's licence number in all advertising, and section 7027.1 makes advertising work in a classification you do not hold a misdemeanour, expressly including directory listings. Florida Statute 489.119 requires the certification or registration number in each offer, bid, contract or advertisement, regardless of medium. In Georgia, a law in force since July 2024 bars unlicensed businesses from advertising as plumbers at all.

The licence number does more than satisfy a board. It is one of the few trust signals a customer can check, and a page or profile that shows it plainly converts better than one that hides it. We run local SEO for the state as a whole on our page about how we run local SEO in Texas, where the rules for the other trades are set out too.

In the audit

We check your site, every profile, your ads and your claimed listings for the licence number your state requires, and list each place it is missing.

What a customer sees

Three places a plumbing customer finds you

Search plumber near me on a phone and the screen splits into three, each won by something different.

01 · Local Services Ads

The badge block at the top

Paid per lead and gated on Google's screening, with the Google Guaranteed badge for many home service trades. It is not SEO and we do not sell it as SEO, but the licence and insurance records it checks should match what your site and profile say.

02 · The Map Pack

Three plumbers and a map

The local pack on Google Maps, ordered on relevance, distance and prominence. Where the emergency calls come from. The primary category, the service area, review count and recency, and honest hours decide your place in it.

03 · The organic results

Job pages and town pages

Below the map, the search results show pages. This is where planned work is won: a page about water heater replacement, leak detection or a sewer line that answers the customer's real questions, for the towns you serve.

Where AI answers fit

Ask an assistant whether a water heater is worth repairing or how long a repipe takes, and it answers from pages that state those things plainly. AI Overviews increasingly sit above the organic results for the research questions behind planned plumbing work. A job page that says, in its first lines, what the job involves, roughly what it costs in your area and how long it takes is the page an answer quotes.

That is the same page that converts a reader, so the work is not separate. It is the planned job page done properly.

A useful test

Search your three most profitable jobs plus your town. If your site does not appear for any of them, the planned half of your business is being decided without you.

The page behind the profitable work

Inside a water heater page that books replacements

Water heater replacement is the planned job most plumbing companies want more of and few have a real page for. This is the page we build, and the same shape works for repiping, sewer lines and leak detection.

Repair or replace, answered first

The customer's first question is whether they need a new one at all. The page answers it plainly: the signs that point to repair, the signs that point to replacement, and the age at which most of your customers decide replacement makes sense. A plumbing company that will tell a customer when a repair is enough earns the replacement when it comes.

The options, without the brochure

Tank against tankless, gas against electric, and what each means for that customer's house: the space, the gas line, the venting, the electrical supply. Honest about the cases where a tankless unit is the wrong answer.

The price range you actually charge

Your real range for a like for like replacement and for a conversion, what is included, what can push it up, and whether you offer financing. Customers who see a range call; customers who see request a quote often leave to find someone who will tell them.

Permits, warranties and the work itself

Whether a permit is needed where you work, which in many places it is; who pulls it; the manufacturer's warranty and your own labour warranty; how long the job takes; and what happens to the old unit. Then photographs of installations you have done, with the customer's permission, and the reviews that mention them.

Why this is SEO

Each section answers a question people type. Together they make a page that ranks for the job, that AI answers can quote, and that turns a reader into a booked visit.

The same page, in a single paragraph on a Services page, ranks for nothing.

What we do

What plumbing SEO services should cover each month

Ten things, in the order they change results for a plumbing company. The first three decide the emergency calls; the rest build the planned work.

01

A profile built for the emergency

Plumber as the primary category, the jobs you do listed as services, a service area that matches where you will really go, honest hours with special hours for holidays, and real photographs of your team, your vans and your work.

The single most valuable fix for most plumbing companies, and usually the fastest.

02

Calls tracked and missed calls shown

Call tracking on the profile and the site, set up so the number your citations show does not change. Every call recorded by source and by hour, and the missed ones reported plainly.

Most plumbing companies find their biggest leak is not in the rankings.

Calls by sourceMissed by hourNAP kept consistent
03

Reviews from finished jobs

A request sent when the job is signed off, while the customer is still relieved, and review replies that thank them by name for what was done. Recent reviews feed prominence and are what an emergency customer reads in the four seconds they give you.

04

Licence display, your state's way

In Texas, the master plumber's licence number on the site, the profile, the ads and the listings you control; in California and Florida, the numbers those states require; everywhere, the licence shown as a trust signal.

05

A page for every profitable job

Water heaters, repiping, sewer line repair and replacement, leak detection, drain cleaning and camera inspection, gas lines, fixture installation, and backflow testing if you do commercial work. Each one built like the water heater page above.

The keyword research for each tells us how customers in your area actually phrase it.

06

Town pages that are not copies

For the towns that matter most, pages that say something only true there: the age of the housing and what that means for the pipes, hard water where it applies, which branch or van covers it and how fast. Never forty pages with the town name swapped.

08

Technical SEO on a site that loads in a crisis

A site that opens fast on a phone with one bar of signal in a basement, a phone number that can be tapped from the top of every page, structured data that describes the business and its service area, and nothing that breaks the path to the call.

Local links that are earned

Suppliers and manufacturers you are certified with, the local trade association, community sponsorships, and local press when you do something worth reporting. Link building for a plumbing company is local and slow, and it is never bought.

Reporting on booked jobs

The market you are in

Where plumbing and heating firms are concentrated

The Census Bureau does not count plumbers on their own. Its code 238220 counts plumbing, heating and air conditioning contractors together, because so many firms do both, and that is the number below.

Plumbing, heating and air conditioning contractors, top ten states California11,334Florida9,071Texas8,704New York7,089Illinois4,156Pennsylvania4,136North Carolina3,862New Jersey3,500Massachusetts3,093Georgia3,048
Source: U.S. Census Bureau, County Business Patterns 2022, NAICS 238220. The top ten states hold 57,993 of the 109,601 establishments, 52.9%. Plumbing is not counted separately.

What the numbers say, and what they do not

California, Florida and Texas each have more than 8,700 of these firms, and between them hold over a quarter of the national total. Texas, third with 8,704, is also the state with the most detailed advertising rule for plumbers, which is why we treat it with care. What the count cannot tell you is how many are plumbers, how many are HVAC firms and how many do both, and anybody quoting a national plumber count from this code is guessing.

For SEO, the useful reading is local rather than national. In a city with hundreds of these firms, the map pack for plumber near me is decided street by street, and the planned job pages are where a smaller company can outrank a bigger one.

Plumbing and HVAC under one name

Many firms in that count run both trades, and searches for plumbing and HVAC companies reflect it. The site needs a clear section for each, because a customer looking for a boiler engineer and one looking for a drain specialist want different pages. The heating and cooling side runs on a seasonal calendar plumbing does not, which we cover for firms that also install heating and cooling.

Beyond the house call

Commercial work, drains and the jobs a second page wins

Residential emergencies are what most plumbing marketing chases. Some of the steadiest revenue in the trade comes from customers who never search at eleven at night.

Property managers and commercial customers

A property manager looking after forty units or a restaurant owner with a grease trap is not choosing on the map in a panic. They want a contractor who answers, invoices properly and turns up when booked. The page for them is different: the work you do for commercial customers, response commitments, how invoicing works, and the types of building you already look after.

Backflow testing

In many areas the local water utility requires commercial properties to test their backflow prevention devices every year, and only certified testers may do it. It is recurring, predictable work, and the people who need it search for it by name. A clear page about backflow testing in your area, stating your certification, is one of the easiest commercial wins in plumbing.

Plumbing and drain specialists

Firms that are known for drains, sewer jetting and camera inspection should lead with it rather than burying it in a list. The search for a drain specialist is more specific than the search for a plumber, and a site built around drain cleaning and sewer line work wins it more easily than a general one.

Several trades under one roof?

If you also run electrical work, the structure changes again, and so does the reporting. That is covered on our page for plumbers who also run electrical and HVAC.

Why Moha

Why plumbing companies choose Moha as their plumbing SEO agency

Most agencies sell plumbers rankings. We sell booked jobs, and we report on the calls that were missed as well as the ones that were won. We build the profile for the emergency and the pages for the planned work, check your licence display against your state's rule, and never put forty copies of the same town page on your site. If you are comparing a plumbing SEO expert or two, ask each one what they would do about your after hours calls. The answer tells you whether they have done this before.

How to judge a plumbing SEO company's proposal

Most proposals list the same deliverables: so many blog posts, so many backlinks, a keyword ranking report. None of those is a booked job. Before signing with any plumbing SEO agency, ours included, ask four questions and listen to how specific the answers are.

Which leads will you report, and how?

Calls, forms and booked jobs, split into emergency and planned work, with the missed calls shown. If the report is rankings and organic traffic alone, you will never know whether the work paid for itself, and neither will they.

What happens in the first month?

The right answer is the profile, the hours, call tracking and the licence display, because they pay fastest. A proposal that starts with twenty blog posts has the order wrong. A content strategy matters, but for a plumbing company it means one strong page per profitable job, not a weekly article about why fat should not go down the sink.

Where will the backlinks come from?

The honest answer is slowly, from manufacturers, suppliers, trade bodies and your community. A promise of fifty backlinks a month means bought links, and a plumbing site that loses its rankings to bought links takes a long time to win them back.

What does on-page SEO mean to you?

Titles and headings matter, but on-page SEO for a plumbing company is mostly whether each job page answers the customer's real questions: options, price ranges, permits, warranty and photographs. Ask to see a job page the agency has written for another trade, and read it as a customer would.

Our answer, in one line

The SEO strategy we propose for a plumbing company fits on a page: the emergency first, planned job pages second, towns and links third, all reported as booked jobs.

If our proposal does not say that plainly, ask us why.

Questions

SEO for plumbers: the questions owners ask

Taken from what plumbing business owners ask in trade forums and Google's Business Profile help community, plus the phrasings people type into a search box.

The kind that treats the emergency and the planned job separately: a profile and phone line that win the late night call, and a page per profitable job that wins the researched work. Then reports booked jobs, not rankings. Anything that promises the first spot on the map in a fortnight is describing ads.

Launch is $3,000 a month and Growth $4,800, with plumbing and HVAC groups quoted individually. Run the calculator above with your own call and job figures.

Texas requires the responsible master plumber's licence number on advertisements soliciting plumbing business, in any medium. A website is not among the six exemptions. Our reading is that it belongs on the site and the profile, though this is not legal advice; the rule is 22 Texas Administrative Code 367.10.

Usually, yes. One page for emergency work in your area, with the phone number first, the hours you really answer, typical response times and what an after hours call out costs. It gives your ads and your profile posts somewhere honest to send people at night, and it keeps the planned job pages free to explain and compare.

Only if the phone is answered by a person around the clock. Hours you cannot honour cost you reviews and trust. If your emergency line runs to midnight, show midnight.

Plumber, for most plumbing companies, as the primary category, with additional categories only for what you genuinely do, such as drainage service or water heater installation where they apply.

No. Pages for the towns that matter most, each with something true only there, such as the age of the housing or how fast you can reach it. Forty copies with the town name swapped can hurt more than help.

A range, yes, for planned work. Customers researching a water heater or a repipe want to know whether you are in their budget before they call, and the plumber who tells them usually gets the call.

Ask at the end of every job, by text, with a direct link, while the customer is still relieved. Never offer anything in return. Reply to each review with something specific about the job.

Searches like plumbing SEO near me or SEO services for plumbers near me are understandable, but SEO is done remotely and an agency's postcode tells you nothing. Ask how it handles your after hours calls and your state's licence rule instead.

Often, especially while the map builds. They are paid per lead and sit above the map. They are not SEO, and they work best when your profile and site already say the same things Google's screening has checked.

One that builds a separate section for each trade, plans the heating and cooling content to the season, and reports the two apart. Treating plumbing and HVAC as one service muddies both.

Profile fixes and answered calls can show within weeks. Planned job pages take three to six months to rank and settle. The emergency work pays first, which is why we do it first.

Short, real videos of your team and your work help on the profile and on job pages. Video marketing as a separate campaign is rarely the first thing a plumbing company should spend on.

No. Google states there is no way to pay for a better local ranking, and distance alone means a plumber cannot rank first for every street. We commit to the work and report honestly on booked jobs.

Access to the site and the profile, your licence details, your real price ranges for the main jobs, and photographs of work you are proud of. We do the rest.
